Brick Facade and Repointing: How to Tell What Your Wall Actually Needs

A brick facade is a moisture-managing system, not a solid barrier. The mortar joint is the sacrificial part: weaker and more vapour-open than the brick, meant to erode slowly and be renewed. Most avoidable damage on Dutch housing stock comes from repointing soft, low-fired historic brick with a hard cement-rich mortar, which forces evaporation and movement stress into the brick face until it spalls. Work in order: stop the water source, judge whether joint loss is surface weathering or deep erosion, separate movement cracks from cosmetic ones, then choose the mortar and the scope.

Reading the joints

Healthy joints sit close to flush with the brick face, feel firm, and resist a fingernail or a key. Failing joints sit noticeably recessed, crumble to loose sand when scratched, or come away in pieces.

Depth of loss is the signal, not colour. A joint weathered back a millimetre or two is normal ageing on a century-old wall. A joint eroded deep enough that rainwater stands in the recess and reaches the brick's unfired inner body is a working defect. Hollow-sounding sections, joints you can rake out by hand, and a hairline gap where mortar has separated from the brick edge all mean the bond has failed even where the joint still looks full. Watch too for algae or dark streaking on one elevation, white salt bloom on brick faces, damp or a musty smell inside that same wall, and brick surfaces where the fired skin is flaking.

Pattern tells you the cause. A few bad joints in one spot mean local water loading — a leaking gutter, a failed sill drip, a splash zone at pavement level. Uniform failure across an elevation means the mortar has reached the end of its life or was wrong from the start. Check the south-west face first: it takes the driving rain and fails years ahead of the sheltered sides.

Why cement mortar destroys soft old brick

Pre-war Dutch brickwork is largely hand-formed, low-fired brick — soft and porous — laid in lime-rich mortar. Modern machine-made brick is denser and tolerates a stronger, cement-rich mix. Put a cement-rich joint into a soft-brick wall and the joint becomes less permeable than the brick around it. Moisture can no longer leave mainly through the joint, so it evaporates through the brick face instead, concentrating salt crystallisation and freeze-thaw action right at the surface. The result is spalling: the fired skin lifts, flakes and falls away, leaving a sandy, absorbent face. The joints look immaculate while the bricks disintegrate around them.

The second mechanism is stiffness. Hard mortar cannot absorb small thermal and moisture movements, so instead of a hairline crack running harmlessly through the joint, the crack runs through the bricks. The damage is largely irreversible — removing a hard joint from soft brick risks tearing off the brick arris. Matching means more than a strength class: binder type, sand colour and grain size, and joint profile all have to match, or a technically sound repoint still reads as a patch from across the street.

Full repoint, spot repair, or leave it

Repoint when erosion is deep enough to hold water, when mortar has gone soft or sandy across a contiguous area, when internal damp traces back to the joints, or when the bond has failed. It is cosmetic — and can wait, or be spot-repaired — when the issue is colour mismatch, staining, algae, or a handful of isolated bad joints in a sound wall. Partial repointing is a legitimate outcome, not a compromise.

For durability, joints are raked out to roughly twice the joint width so the new mortar has enough key. Shallow smearing over a decayed joint fails within a few seasons and is the commonest bad-workmanship signature there is. Raking must not chew the brick edges either — aggressive mechanical cutting on soft brick widens the joint permanently.

Repointing does not fix a water source: if the gutter, downpipe, flashing or sill feeds the wall, new joints fail on the old schedule. And a water-repellent coating or impermeable paint is never a substitute — sealing a wall that is already wet traps moisture and accelerates frost and salt damage behind the film.

Cracks: movement or cosmetic

Stepped staircase cracks following the joints — widening toward top or bottom, or clustered near a corner or opening — point to differential settlement or foundation movement. Cracks running straight through the bricks rather than around them mean stress the wall could not release through the joints; treat those as structural until proven otherwise.

A horizontal crack along a bed joint, repeating up the wall and often with outward bulging, is the classic sign of corroding wall ties in a cavity wall. Cracking directly above a window or door usually points to the lintel, deflecting or corroding. Long vertical cracks mid-span reflect thermal and moisture expansion with no adequate movement joint — real, but not necessarily urgent.

Genuinely cosmetic cracks are hairline, confined to the mortar, stable over time, and come without bulging, displacement, sticking doors and windows, or sloping floors inside. Diagnosis is about change, not width: photograph each crack with a dated scale, mark the ends, and re-check across a full seasonal cycle, since Dutch subsoil and groundwater make some movement seasonal. Any bulging, leaning or displaced outer leaf is a safety matter and outranks all cosmetic work.

Sequencing, weather and the scaffold

Water sources first (roof edge, gutters, downpipes, flashings, sills), then structural repairs (cracks, ties, lintels), then brickwork and pointing, then cleaning, and any coating or paint last on a substrate given time to dry. Work top-down so debris and runoff do not land on finished work.

Fresh mortar must not freeze — pointing stops as temperatures approach freezing or when frost is forecast within the curing period. Heat, sun and drying wind are just as damaging: they pull water out before the mortar cures, leaving a chalky, weak joint. Lime-based mortars cure slower and are more weather-sensitive than cement-based ones, which narrows the season and should be planned for, not discovered mid-job. Driving rain washes out uncured joints, so a sheeted scaffold is often the difference between a job that lasts and one that gets redone.

Scaffolding is the dominant constraint, and in a narrow street or a VvE building it is also the slowest thing to arrange. Bundle everything needing access into one campaign: roof edge, gutters, window frames, exterior painting, facade repair, repointing. Keep pressure washers and sandblasters away from soft brick — both strip the fired skin and turn a cleaning job into a decay problem. On masonry, specify vapour-open mineral or silicate systems rather than film-forming coatings.

What to ask when you compare quotes

The triage question is simple: is the mortar failing, is the brick failing, or is the wall moving? Pointing repair covers raking out and renewing joints. Brickwork and masonry repair cover replacing spalled bricks, rebuilding sections, resetting displaced courses, and lintel or wall-tie damage. Facade renovation is the umbrella scope for a full elevation under one scaffold. Exterior painting comes after the masonry and after a drying period.

On an older facade, a repointing quotation should state the mortar specification — binder, sand, strength relative to the brick, joint profile — not just an area and a colour. Ask how deep the joints will be raked and by what method, whether the scaffold will be sheeted, what happens if the weather window closes, and who arranges permission for scaffolding on the pavement. If the building is listed or in a protected townscape, check what approval applies before anyone quotes. Cost is driven by access, elevation area, joint condition, how much brick needs replacing, and how much preparation the wall demands.
